Demand to buy property in Moray "exceptionally strong" according to Galbraith

A PROPERTY consultancy has said demand to buy in Moray is "exceptionally strong" despite the coronavirus pandemic.

Galbraith announced its residential sales for Moray for the quarter from June 1 to September 30, with sales up by 92 percent in the area compared with the same period in 2019.

Galbraith, which specialises in premium rural property, farms and estates, believes this increase has been fuelled by people seeking a better quality of life in a rural area.

Rod Christie, partner and head of estate agency for Moray, said: “The property market reopened in early June and there was an immediate demand from buyers who had been obliged to put their house search on hold during the lockdown.

“Over and above that rebound, there is exceptionally strong demand from those who have decided to realise a long-held ambition to move out of town and enjoy a rural lifestyle. Many people re-evaluated their priorities this year and sought to improve their work-life balance. The market is as active as it has been at any time in the past decade.

“Moray offers incredible value for money compared with other parts of the United Kingdom and is certainly amongst the more affordable regions of Scotland to purchase property.

"With excellent local services and transport infrastructure, we also have beautiful deserted beaches, glorious scenery – ideal for a range of outdoor pursuits, first-class golf courses and the jewel in the crown, Speyside, home to Scotch whisky.

"Whether with or without land, well-sited properties are attracting a good deal of interest and often going to a closing date after securing multiple offers.”

Buyers are acting quickly in the area with many properties going under offer within a few days of launching, including Wind Song near Birnie (six days), Longhill Mill at Lhanbryde (15 days) and Hillside, Rothes (10 days).

The number of viewings conducted by the Galbraith residential team in the quarter was 139, while it was 140 last year.

In total, 64 per cent of buyers came from within Scotland while 32 per cent were from the rest of the UK and four per cent were international.
