Enjoying a prominent position in the village with spectacular views of the Peffery Strath and over to Knockfarrel, the 130-year-old lodge and cottage are iconic to Strathpeffer.

Holly Lodge, a magnificent eight-bedroom Victorian home, is a hugely popular Highland guest house and family home that welcomes visitors from across the UK, Europe and America every year between Easter and October.

Lovingly cared for by owners Fiona and Andrew Denovan, Holly Lodge has retained its beautiful original features and period charm ‒ from its slate roof and Victorian cornicing to the generous sash windows, deep skirting boards and wood panelling.

Exclusive use of the lodge is also popular with wedding parties, visiting clubs and other groups, and there is on-site parking for at least six cars.

Next to the lodge but separate and private, Holly Cottage is a delightful one-bedroom Victorian cottage complete with a kitchen, sitting room and shower room making it the ideal self-catering Highland retreat.

Holly Cottage is open all-year round and regularly welcomes couples indulging in a romantic getaway, older guests who want the privacy of a home-from-home but not seclusion, and also those who are visiting extended family in the area but desire their own space.

But it is not only the Victorian grandeur and charm that makes Holly Lodge and Holly Cottage so desirable as a tourism business.

The location is exceptional.

Head west, and it is just an hour’s drive through breathtaking countryside to reach Ullapool, the gateway to the Outer Hebrides, while the Isle of Skye can also be visited in a day!

And the renowned North Coast 500 can be easily explored in all directions, to the Far North of Caithness and Sutherland; the wilds of Wester Ross; and the gentler but no less spectacular Easter Ross, including the Black Isle, Tarbat Peninsula, and the firths of Dornoch, Cromarty and Moray.

The location is perfect for visitors to enjoy all the attractions, sights and flavours of the Highlands and Islands; from distilleries and golf courses to castles, historic sites, to see wildlife in its natural habitat and indulge the taste buds with fine local produce.

The lodge and cottage are also within walking distance of Strathpeffer village and just four miles from Dingwall.

Holly Lodge and Holly Cottage offer a unique opportunity to own a piece of Highland history and hospitality, with great potential to offer even more to guests.

Although currently operating on a highly successful, fully booked seasonal basis from Easter to October, Holly Lodge could be open year-round with all eight bedrooms being made available to guests.

In a previous life, the lodge was the renowned Blue Room restaurant so why not consider offering destination-dining experiences showcasing the Highlands’ outstanding food and drink?

“It’s a fantastic lifestyle business,” said owner Fiona Denovan. “It’s Highland hospitality and Highland history ‒ we’re just custodians. We’re going to pass it onto the next generation to look after it and love it like we have.”
