Moray business Springfield Properties amends plans for Elgin South Village development
A housebuilding company has dropped two retail units and ten homes from its plans for a development south of Elgin as it continues to assess “buyer demand”.
Springfield Properties was given planning permission to build 186 homes and three retail units to the south of the town in 2023.
The plans represented the second phase of works on the company’s Elgin South Village development which is home to over 400 people.
The proposal included 47 affordable homes as well as paths and road links to the wider area and a village square.
The area is already home to Moray Sports Centre, a number of play parks and Linkwood Primary School.
But a recent application to amend the plans has now been approved by Moray Council with 176 homes created instead of the originally-planned 186.
That will also see a reduction in the number of affordable homes created from 47 down to 44 as well as a reduction to the number of retail units from three to one.
Planning documents state: “The reduction on numbers has largely arisen from the reduction in flatted properties and the presence of more detached properties in their place.”
A spokesperson for Springfield Properties told The Northern Scot that amending the plans ensures the business meets the needs of the local community.
They said: “We regularly review and assess buyer demand in areas where we are building and alter our designs accordingly.
“We’ve updated our plans for high quality and energy efficient homes within the next phase of Elgin South Village to better reflect what people are looking for locally.
“Our sales and marketing team has seen growing interest in larger homes for families aspiring for additional space.
“These changes will help ensure the development continues to meet the needs of the community, including a more focused retail offering.”
