Moray house prices on the rise

HOUSE prices in Moray are on the rise, the latest figures from the UK House Price Index (HPI) show.

The average property price in the area increased by 3.4 per cent between November 2018 and November 2019, from £148,205 to £153,285.

The figures are in line with the Scottish average – with 29 of 32 constituencies seeing a rise in the cost of property and the annual price change in Scotland sitting at 3.5 per cent.

The average Scottish house price is currently slightly above the Moray average at £154,798. House prices in Scotland rose between October and November too, by 0.4 per cent.

In the UK, the average house price is £235,298 – an increase of 2.2 per cent on November 2018. England's average is £251,222, while in London the average was £475,458.

Moray is the 12th most expensive area to buy property in Scotland. A total of 131 properties were purchased in the area in November, a rise of seven on the same month in 2018.

On the Scottish mainland, only Clackmannanshire, Inverclyde and West Dunbartonshire proved less popular with buyers.

Falkirk saw the biggest rise in price and the largest decrease was in Aberdeen, where the average price fell by 6.4 per cent to £144,928.

Aberdeenshire also saw the average price of property decrease, by 2.7 per cent, but the average cost is still well above the Moray average at £184,138. The Highland average is £170,328 – meaning Moray is the cheapest place to buy in the north-east.

The highest-priced area to purchase a property was Edinburgh, where the average price was £277,600. East Ayrshire is the cheapest area to buy, with the average house price at £95,941.

The December HPI will be published on February 19.
